In December 2020, ImmoScout24, Germany’s leading online platform for residential and commercial real estate, moved into its new headquarters in the capital. combine accompanied the project at every stage: from the early phase of the requirements analysis, conclusion of the lease agreement, user representation and project management, to the conception and design of the new working environments.

Its new home is now at EDGE Grand Central Berlin in Europacity, right next to the main railway station. The Scout24 Group has leased 14,000 m² of office space in this new construction by project developer EDGE Technologies for around 800 members of staff. As part of the needs analysis, property search and leasing, the company was advised by Colliers International Germany and combine. combine also accompanied the Scout24 Group comprehensively and in close co-operation, even after conclusion of the lease agreement: from project management and user representation to the interior design of the identity-creating new working environments.

The aim of the Scout24 Group was and is to create the best office for current and future talents in Berlin in order to make a lasting contribution to recruiting and employer branding. „The bar for Scout24’s requirements was high in every respect, but I think the result is well worth seeing. It is a showcase for flexible and activity-oriented working environments in one of the most innovative and sustainable buildings in Germany, if not Europe, which makes the ImmoScout24 brand entirely tangible. New areas successfully occupied at EDGE Grand Central Berlin

Project developer EDGE Technologies has set new standards in the field of office real estate with the completion of the Grand Central Berlin. On nine floors totalling around 23,000 m², variety is offered in every respect. In addition to the exclusive office and working areas of the two tenants, ImmoScout24 and ORACLE, there is also a central catering area as well as co-working and meeting areas. Thanks to its ecologically sustainable construction and energy efficiency, the building was awarded „Platinum“ by the DGNB, the German Sustainable Building Council, and is the first building in Germany to receive the „WELL Gold Core & Shell“ pre-certificate of the International Well Building Institute (IWBI) for its exceptional concept for creating healthier working environments and increasing the well-being of its users. The IT infrastructure enables comfort and efficiency-enhancing applications from the Internet of Things (IoT). The building app, for example, allows staff to individualise environmental parameters such as lighting, ventilation and temperature to suit their own well-being.

Giesecke & Devrient (G+D) is an international group headquartered on Prinzregentenstraße in Munich that today offers tailor-made security technologies in four main areas: payment, connectivity, identity and digital infrastructure.

The structural and organisational changes that accompanied the change in technology led G+D to critically question the functionality and operational necessity of the properties owned by the company with a total area of approximately 100,000 m². In this context, in 2015 combine provided G+D with real estate strategic advice, and greatly supported the company with its future orientation and location planning.

Location strategy "GDM Location 2018"

Based on a forward-looking needs and requirements analysis of the various organisational units, we carried out a comparison of different purchase and rental options for buildings outside the company premises with the utilisation potential of properties that are no longer necessary for operation.

On the basis of and in combination with sound cost-effectiveness assessments and functional potential analyses, various scenarios were developed and presented to the G+D committees for their decision. The result is today’s project development „DER bogen“ on the western part of the company premises, where approx. 42,000 m² of the highest quality, modern working environments are to be created by the end of 2023 to realise entirely new value creation potentials.

At the end of January 2020, all the approx. 1,100 Hamburg members of staff moved into the new German headquarters of credit insurer Euler Hermes. The new building focuses on sustainability and is expected to provide energy savings of around 80 percent. The new working environments at the „Euler Hermes Quarter“ offer a wide range of communication options and networked working.

Since 2011, combine has been supporting Euler Hermes on many levels with the implementation of the extensive new construction project, including most recently in the coordination of tenant expansion.

Against the background of the complexity of the new construction project, in 2011 Euler Hermes had already commissioned combine to manage the project of the investor competition, which was awarded to Quantum at the end of 2014.

Since then, combine has been providing the world’s leading credit insurer with comprehensive advice, from user representation, budget planning and area and tenant improvement management, to the planning of future new working environments accompanied by change management, right up to the end of January and the successful relocation of the 1,100 members of staff.

Architectural competition: New build of a company headquarters

In June 2017, the technology company Continental chose the architectural offices of HENN GmbH (Munich) as its architectural planner for the proposed construction of its new company headquarters in Hanover.

Continental AG, Hannover

A ten-member jury consisting of representatives of Continental, the city and the city council, as well as adjudicators and other experts, recommended the draft for realisation.

Renowned architectural offices from Germany and abroad participated in the competition, and a total of 13 designs were submitted. combine was tasked with determining the requirements, was involved in the preparation of the planning basis for the competition, and supported the jury in the capacity of an expert.
